Pool Water Chemisty

 

Your swimming pool will offer years of leisure time and pleasure if the proper control & maintenance procedures are performed.
We understand that testing your own pool water chemistry takes time and can be confusing.
At Image we take the hassle out of swimming pool maintenance, allowing you to enjoy your pool all season long.

There are multiple variables that are tested during our water analysis to ensure a sparkling clear swimming pool all season.

                                      


Below are the Variables that we test for during our pool water analysis:

FC - Free Chlorine

Maintaining an appropriate FC level is the most important part of keeping your water in balance. It is important that you do not allow FC to get too low, or you run the risk of getting algae. If FC gets down to zero, or you have algae, the pool is not safe to swim in. Free chlorine shows the level of disinfecting chlorine available (active plus reserve) to keep your pool sanitary. FC should be tested, and chlorine added daily. If you have an automatic feeder or salt water generator, the pool can be tested once a week. FC is consumed by sunlight, and by breaking down organic material in your pool. The level of FC you need to maintain good sanitation depends on your CYA level and how much the pool is used.

CC - Combined Chlorine

Combined chlorine is an intermediate breakdown product created in the process of sanitizing the pool. CC causes the "chlorine" smell many people associate with chlorine pools. The CC should not go above 0.1 if it does then CC indicates that there is something in the water that the FC is in the process of breaking down. In an outdoor pool, CC will normally stay at or near zero as long as you maintain an appropriate FC level and the pool gets some direct sunlight.

BR - Bromine

Bromine has a very similar chemical element to Chlorine. Bromine is only slightly affected by heat and sunlight. Unlike Chlorine, it remains in the water for reuse. The Bromine sanitizer is Hypobromous Acid, which is not affected by the stabilizer, Cyanuric Acid. Bromine kills, controls and combines with debris (just like chlorine).

PH - Acidity/Alkalinity

PH indicates how acidic or basic the water is. PH should be tested weekly.
PH levels below 7.2 tend to make eyes sting or burn. PH below 6.8 can cause damage to metal parts, particularly pool heaters with copper heat exchange coils. High PH can lead to calcium scaling.

TA - Total Alkalinity

Total Alkalinity indicates the water's ability to buffer PH changes. Buffering means you need to use a larger quantity of a chemical to change the PH. At low TA levels, the PH tends to swing around wildly. At high TA levels, the PH tends to drift up.

CH - Calcium Hardness

Calcium Hardness indicates the amount of calcium in the water. In a vinyl liner pool there is no need for calcium, though high levels can still cause problems. A plaster pool should have CH levels between 250 and 350 if possible. Calcium helps fibreglass pools resist staining and cobalt spotting. If you have a spa you might want to keep CH at least 100 to 150 to reduce foaming.

CYA - Cyanuric Acid

Cyanuric Acid, often called stabilizer or conditioner, both protects FC from sunlight and lowers the effective strength of the FC (by holding some of the FC in reserve). The higher your CYA level, the more FC you need to use to get the same effect. You increase CYA by adding Cyanuric acid, often sold as stabilizer or conditioner. CYA is available as a solid and as a liquid. Solid stabilizer can take up to a week to fully register on the test and the pump should be run for 24 hours after adding solid stabilizer and you should avoid backwashing/cleaning the filter for a week. In nearly all cases the best way to lower CYA is to replace water. If replacement water is extremely expensive you might want to look into a reverse osmosis water treatment.

Real Estate:

A pool inspection is not usually included in a standard home inspection and a specialist is often needed to conduct a pool or spa inspection. This isn’t to say that your general home inspector might not be able to conduct a pool inspection as well, but it is considered to be a specialty inspection.

    • A maintenance log is updated after each visit
    • Chemicals (including salt if salt water) are extra and invoiced separately
      Invoiced every 2 weeks and paid for on first of each month.
    • Additional maintenance visits $84.5 + HST

Conditions:

  • The prices shown above for Platinum, Gold, Silver and Bronze service packages are one time advance payments and are discounted prices for service contracts booked and paid for by March 31st 2017. Standard prices are as follows. Platinum $2402.40 Gold $1850.94 Silver $1215.42 Bronze $897.66. All prices are subject to HST. Existing contract customers are given priority for selecting pool open dates and are offered Pre-Schedule dates in the fall. All pool open dates are on the first come first served basis. Pool maintenance for Platinum & Gold is normally scheduled for Friday, Thursday and Wednesday. Select your preferred day when booking - First come First Served.
  • Silver and Bronze is normally scheduled for Tuesday or Monday.
  • If you require a gas heater to be started or the pilot lit this has to be scheduled with our licensed gas technician and the cost is extra. See prices below.
  • Gas valves will not be opened by pool technicians. Only by a licensed gas technician.

    • Prestige Opening - As Standard Plus Includes first vacuum (1 hour) $379.92 + HST
    • Opening Chemicals (Algaecide, Shock & Stain Guard) $49.95 + HST
      Required for all levels of opening with the exception of Platinum where it is included in the service package.
    • If Image Opens and Closes your pool you are entitled to the FREE Mobile Testing - See below for detail and conditions.

 

Note:

Platinum, Gold, Silver & Bronze Pool Maintenance programs are Prepaid Services.

Prestige and Standard Pool Opening Services are a Prepaid service.

We contact existing customers by e mail in the order of service level. Platinum & Gold customers are contacted first and they receive the first choice in the busy pool opening schedule which runs from the middle of April to the end of May. Silver & Bronze customers are contacted next followed by Prestige and Standard Pool opening customers.

In each group our staff process orders in the sequence that responses have been received.

This policy provides customers with a very fair process as the schedule for the spring fills up extremely quickly. We process orders and lock in the open date in the schedule on a first come first server basis.

Pool Opening - Steps for Standard Option: 

  • Pump off water from top of cover (If necessary)
  • Remove winter cover
  • Lightly pressure wash winter cover
  • Fold and put away winter cover
  • Lightly pressure wash water bags (If Required)
  • Lightly pressure wash pool deck      
  • Install steps - check condition
  • Remove winter plugs & gizmo
  • Install pool jets and skimmer basket.
  • Install pool light(s)   
  • Install heater flow switch (see heater note below)
  • Install Salt Cell if salt water pool
  • Install filter drain plug & site glass
  • Set filter valve for summer use – Sand Filter
  • Install filter cartridges - Cartridge Filter
  • Install pump drain plugs and basket
  • Prime and run pump – inspect and check operation of equipment
    Image uses a tool to allow pump to operate if level is low - no return trip necessary
  • Add opening chemicals to pool

NOTE:
The opening team will NOT turn on the GAS or START the heater. We will schedule a licensed gas technician to start the heater or perform a heater Preventative Maintenance (PM) service if required by the customer (Extra Charge).

Heater Start or Light Pilot = $112.50 + HST Any parts required are extra

Heater PM = $180.00 + HST Any parts required are extra.

Recomendation:

For safety we recommended having your gas heater started, tested and inspected by our licensed gas technician.

Ask for this service when booking opening.

 

 

Pool Closing - Steps for Standard Option: 

 

  • Remove Solar Blanket - Roll Up or fold
  • Backwash filter/Rince/Set for Winter
  • Pump down water - 3" below return jets
  • Remove filter drain plug, gauge & glass
  • Remove backwash hose
  • Open pump & remove drain plugs
  • Blow out suction and return lines
  • Install skimmer gizzmo + 1 cup of antifreeze
  • Bag skimmer cover and zip tie
  • Blow out solar if applicable
  • Plug return jets
  • Remove ladder(s)
  • Remove light(s) and sink
  • Add winterizing chemicals (charged for extra)
  • Heater - disconnect flow switch if not manifold monted.
  • Turn off gas supply to heater at shut off valve
  • Set heater gas valve to off
  • Remove drain plugs for blow out and replace.
  • Cover varivalve with garbage bag
  • Install winter cover

 

Please note: 

  • If there is a salt system the cell will be given to home owner or left by door and this should be stored inside
  • If the salt cell needs cleaning this can be done but is an extra
  • If there is a heatsavr solar cover the tube will be filled with antifreeze
  • If the filter is a cartridge type we will lightly hose off for handling purposes. We do not clean the filter elements. This is the customers responsibility to thoroughly clean the elements. 
  • If Image is asked to thoroughly clean the cartridges this will be charged for as an extra at $75 + HST

 Maintenance Programs - What if we move?:

 

  • If the Platinum, Gold, Silver or Bronze service agreement is purchased and paid for with a single discounted payment the customer is contracted for the period of the purchase. If the customer moves house and the service is not passed onto the new home owner Image will refund the unused portion of the agreed purchase using the following calculation.
    The effective termination date will be the date written confirmation is given to Image. The start date of the agreement is the day the pool is opened. Example: If 16 weeks are purchased and the date written notice is given is 10 weeks after the open date the refund will be (16-10)=6 visits x applicable weekly rate for service only + Pool Close fee less discounted rate for single payment (5% for Bronze & Silver and 10% Gold and Platinum).

 

 

 Worry Free Vacation: For a small extra charge per week a pool technician will clean out the baskets, vacuum the pool, add water if needed, backwash the filter and check all the equipment is all working properly. We will send an e- mail to advise you of the status.

FREE Mobile pool Testing  

When Image Home Improvements Inc. is contracted to open and close your pool you are entitled to receive our weekly pool testing service. This service is provided to you FREE.
One of our pool technicians will visit your house on a scheduled day in a mobile laboratory and test the swimming pool water using state of the art testing equipment. Our technician will provide a detailed report indicating the water chemistry. The technician will add the required chemicals to the pool to balance the water.
You only pay for the chemicals used. All pool chemicals for the season are to be provided by Image Home Improvements Inc. and charged at season rates.
Each week you will receive a door hanger notifying you of the chemicals added to the pool. As well you receive an e mail with the test results. Every 2 weeks an invoice is sent to you for the chemicals used and on the first of each month the balance must be paid for the previous month.
 
If Image is not contracted to Open and Close the pool there is a service charge for weekly mobile testing at season rates. 2017 = $25 per month + Chemicals + HST
 
Pool chemicals are supplied locally by Capo Industries Ltd. located in Burlington Ontario.
